The magnificent beachfront private fully staffed villa Alma Rosa, embraces the bohemian chic of Tulum. Located in an exclusive area of Jade Beach on the Mayan Riviera, this upscale home is exceptionally spacious, boasting 4,000 square feet of luxurious beachfront living. The four luxury suites with ensuite baths, each have a terrace and amazing ocean views. 

Villa Alma Rosa was designed for a French artist and her family. The villa embraces the serenity of the ocean, nature and beach; combining stunning architecture, vibrant luxurious furnishings and beautiful art.

Your personalized concierge will greet you on arrival and be of assistance during your stay. Gourmet Chef and butler services are included for 3 meals a day. Our chefs use the freshest ingredients and have regional, international vegan, vegetarian dishes to delight you!

The spacious open-plan first floor is always bright and airy. Slide open the doors to the terrace, let the Caribbean breeze in and extend the living and dining areas to the outside patio and pool. The large sofas in the living room invite you to sink into their comfortable cushions and relax. The indoor and outdoor dining tables have seating for 12. The gourmet kitchen will please the most discerning of chefs!

The heated saltwater swimming pool is perfect for swimming laps or you may choose to relax poolside in a hammock under the pergola. Chaise lounges flank the swimming pool. The pool area has an outdoor shower and seating area. Alma Rosa has direct beach access, with kayaks and snorkeling equipment for guests use.

The stairway with waterfall feature leads to the upper hallway with futon sofa bed and large flat screen TV. There are three upstairs bedrooms each with king-size beds, a day bed, terrace and ocean views.

Alma Rosa has a wonderful roof deck and wet bar. Here you have amazing beach views and to the rear beautiful jungle views. The sunsets and sunrises are spectacular!

For wellness retreats our chef will tailor your menu. Relaxing massages to the sound of lapping waves, sound healing, facials, yoga, Mayan Ceremony can be arranged additionally. Focus your mind, body and soul.

RATES

GENERAL
• The minimum rental is 3 nights in all properties and 7 nights for the holidays week.
• All properties can only have the maximum number of people agreed.
• In case of external visitor to the rental, a Day Pass of $ 49 usd per person will be charged over passing maximum of the capacity of each house, or rate paid.
• Damage waiver fees (no reimbursable, no commissionable) per stay – $100 usd

RENTAL AND CANCELLATION POLICIES
Booking Payments Policies
• To proceed with the booking, you must provide a scan/picture of an official ID and your credit/card both sides.
• To confirm your reservation, you must pay the 50% of the total rental amount within 7 days of the booking request. In case, we do not receive the payment within this period, the reservation will be automatically cancelled.
• The balance of the total rental amount must be paid at least 30 (thirty) days prior arrival date.
• The balance of the rental amount for Holidays’ bookings must be paid before August 1st of the corresponding traveling year.
• If the deposit or the balance of the total rental amount is not paid on time, the booking will be automatically cancelled with no refund.
• If the booking is requested less than 30 (thirty) days before arrival day, the payment of the total rental amount must be paid in full within the next 7 (seven) days of the request.

Booking Cancellation Policies
• The cancellation request received until 60 (sixty) days prior arrival day are subject to the full refund of the amount paid less $200USD corresponding to the processing cancellation fee.
• The cancellation request received between 59 and 31 (fifty-nine and thirty-one) days prior arrival day are subject to a penalty of 50% of the total rental amount of the booking.
• The cancellation request received between 30 and 0 (thirty and zero) days prior arrival day are subject to a penalty of 100% of the total rental amount of the booking.
• The cancellation request received for Holidays’ booking are subject to a penalty of 100% of the total rental amount of the booking, with no consideration of the cancellation request date.
• Early check out and no show are not refundable.

EVENTS/WEEDING FEES:
Event fee includes: a space to have an event besides the stay (3 nights minimum), Wedding planner onsite services or vendor´s fee with external WP, tiffany´s chairs, maintenance support, staff removing furniture from common areas in time for the wedding set up to begin (only RMH staff is permitted to move Hacienda furniture). RMH villa staff is not included in wedding set-up, it is handled by the wedding coordination team. Housekeeping for bathrooms and common areas until 11pm is included.
